TERMS
Lease: The agreement would be a commercial lease removed from the protection of Pt 2 of 1954 Landlord
& Tenant Act, term to be agreed
Rent: £7500.00 per month plus VAT exclusive of outgoings
After an offer is accepted, which is subject to contract and acceptable references, the following charges and
fees will be payable before the commencement of the tenancy: The first month’s rent; Fee for preparation
of tenancy Agreement will vary depending on type of occupier. Private individual £100 (plus VAT)
Business occupier £200; References per Tenant £60 (plus VAT) A deposit, usually
between 6-10 weeks of the agreed monthly sum. Any fee advertised is a pure lee and does not include any
additional services such as council tax, water or utility charges which would be borne by the tenant where
Payable.
Laundering checks
As required by law prospective tenants will also be required to supply proof of identification by way of
passport or driving licence and copies of Utility bill or bank statements addressed to them at their home
